Is “retain and build” the same as building in your backyard?
Yes. Both terms describe keeping the existing home and adding another dwelling behind or beside it on the same property. Whether it is possible depends on the existing layout, available land, access and the relevant planning controls.
Can every backyard support another dwelling?
No. The answer depends on zoning, overlays, block dimensions, access, setbacks, services and council requirements. A Site Assessment is designed to review these early considerations.
Does a granny flat need a town planning permit in Victoria?
Some secondary dwellings up to 60 square metres on lots of at least 300 square metres may be exempt from a town planning permit, subject to conditions and overlays. A building permit is still required, and the property should be assessed before relying on the exemption.
Can a granny flat be sold separately?
A granny flat generally remains on the same title as the main home and cannot be sold separately. Subdivision is a different pathway that may create a separate title, subject to approval.
