The Process to develop your property:
1. Town Planning Permit
Issued by the local council. They require a full application to be submitted, including a set of Town Planning drawings. Our in-house design team prepare these documents and submit the Town Planning application on your behalf.
2. Subdivision Permit
The process of dividing a single parcel of land into multiple smaller lots. This allows you to apply for a title.
Title: Once the Subdivision Permit is issued from council and before you are able to get the land titled seperately - you will need to ensure all services to the site that are required by council are adhered to. The cost for the services will be determined after the Subdivision Permit is issued and council has let us know what the requirements are. iSubdivide can Project Manage your site works on your behalf.
3. Building Permit Documentation
You must obtain a build permit prior to building on your site. A Building Surveyor issues Build Permits and requires a set of Construction drawings, engineering, soil report and more. On some occasions a Town Planning permit must be issued prior to applying for a Build Permit. iSubdivide design your drawings in-house and utilise third parties to gather all the required documentation in order to obtain a Build Permit.
